What is my 12-step marketing strategy?
Before you engage with any estate agent, I would always recommend that you ask them what their marketing strategy is and what they will do differently to other estate agents to find you a buyer and negotiate the highest sale price.
Over the past 20 years, I have designed a 12-step marketing strategy which allows me to create the very best marketing material, to increase exposure and reach more buyers, and help me to achieve the highest possible sale price for my clients.
As a personal estate agent, I only work with a small number of clients at any one time. This allows me to provide a personal and proactive service, which enables me to deliver outstanding results for my clients

My clients also benefit from my 20+ years of experience and peace of mind knowing that I will personally attend to every aspect of their property sale, ensuring no opportunities are missed and everything is dealt with to the highest standard. My premium marketing, extensive video content and 12-step marketing strategy ensures that I reach 300% more prospective buyers and proactively achieve the best sale price for my clients. In addition, I pride myself on delivering fantastic customer service with prompt and regular feedback. My clients have my direct mobile number and they can reach me 7 days a week.
I cover all of Essex & Suffolk. I operate my business from Elmsett (IP7) which provides easy access to all areas of Colchester, Ipswich, Bury St Edmunds, Sudbury and all of the villages in between. That said, I am happy to travel to all areas of Essex & Suffolk if it means being able to help customers who need my services.
I do not charge any upfront fees. I operate on a "no sale, no fee" basis where my fee is only paid upon the successful completion of a property sale. I typically charge 1.5% plus VAT (or 1.8% including VAT). There are no extra charges and no hidden costs. It is also important to note that because I am so confident you'll love my service, and also the results I deliver, I do not see the need to tie my clients into a long and unnecessary contract. That is why I operate a zero-week contractual agreement, which means if for any reason you are unhappy with my service you are free to end our marketing agreement anytime.
I focus on advertising to both "active" and "passive" buyers. I define an "active" buyer as someone who is actively searching online for their dream home. To reach these buyers, I advertise on both of the UK's largest property portals, Rightmove and Zoopla. Every property I market benefits from a free premium Rightmove and Zoopla upgrade which helps generate 20% more clicks from prospective buyers.
I also proactively hunt for "passive" buyers. by leveraging social media effectively. I define a "passive buyer" as someone who would like to buy a property but has decided to pause their search so they are not actively looking browsing Rightmove or Zoopla. Creating a bespoke Facebook, Instagram and TikTok social media campaign for each property ensures I get my client's properties in front of tens of thousands of additional buyers that other agents aren't reaching.
In addition, through my affiliate marketing program, my clients also benefit from exposure in PrimeLocation, The Sun, The Times, The Sunday Times, The Independent, The Daily Mail, The Telegraph, Homes24.co.uk and the Evening Standard.
